Life perched 180 metres above the Zambezi in Zimbabwe's most dramatic gorge setting.
Clinging to the edge of the Batoka Gorge, just a short drive from Victoria Falls, this brand-new ultra-luxury retreat manages to feel wonderfully remote. The name Bupenyu means 'life' in the local Nambya language, which seems rather fitting when you're gazing down at the Zambezi thundering 180 metres below your feet. Designed by Experience Architects with cantilevered forms that echo the engineering legacy of the historic railway bridge visible downriver, stone-clad passageways lead through miombo woodland to eleven cliffside suites and a two-bedroom villa. Each comes with floor-to-ceiling glass, gorge-facing plunge pools and a design ethos that celebrates rather than competes with the landscape. It's sophisticated, eco-conscious and opening in December 2025.

Three distinct dining platforms, a wooden boma and a cliffside bird hide ensure you're never far from a spectacular view. Group head chef Chris Erasmus brings his signature contemporary spin to local flavours, with ingredients sourced from The Orchard garden and accompanied by wines curated by group sommelier Marlvin Gwese. You can harvest vegetables with the culinary team, join interactive tea ceremonies or build your own gin at sunset – because what's a safari without sundowners? Spa treatment pods perch above the gorge, there's an infinity pool for cooling off, and a one-kilometre running track winds through indigenous woodland for those who prefer their wellness with a side of nature.
Connected by winding paths through miombo woodland, the 52-square-metre suites blend seamlessly with the rugged terrain. Floor-to-ceiling glass maximises those gorge views, whilst organic textures and interiors by Amy Kidger weave in local basketry and geometric Tsonga motifs. Each suite features a private plunge pool, generous indoor-outdoor living spaces and contemporary design that feels grounded rather than flashy. The two-bedroom villa ups the ante at 134 square metres, complete with its own infinity pool. Outdoor living areas are undoubtedly where you'll spend most of your time – admiring the view from sun decks or watching the Zambezi far below whilst soaking in your plunge pool.
The striking boma area, inspired by the nesting grounds of the rare Taita falcon, offers an eyrie-like perch with spectacular gorge views.
Grab a pair of binoculars and settle into the cliffside bird hide. If you're lucky, you might spot a Taita falcon – a rare species that served as design inspiration.
The minimum age is 16, so this isn't one for families with younger children. Also, at 45 minutes from Victoria Falls town, you're trading accessibility for serenity and seclusion.
